For home this size which is also nicely upgraded 1.1M seems very reasonably priced. Expect it to bid up higher…
Tasteful. An increasingly rare quality. I’m biased as it appears their choice of flooring is the same as mine for ~1800 sf of our modest Ventura County hovel.
You note that here are no back neighbors. Is that forever?
Don’t feel so bad about Tiger missing the cut…could make a 50% difference in open house activity!

How noisy is that stretch of road behind the house? I know that’s a major road but maybe not a major section of it.

According to HowLoud.com, this house gets a SoundScore of 70, the higher the score, the quieter the house. Not bad and could be worse if it was closer to the 5. http://howloud.com/soundscore/

Yes, just a street behind.
The houses across the street have a short slope up, and then another house right on top of you. Bad mojo there when lot sizes are only 4,000sf.
