The Contest for 4 Padres tickets!
The closest guesser to the sales price of my new listing at 1620 Splitrail, Encinitas, will receive four field-level tickets to a Padres game.
Here is the Zillow listing – Zestimate is $701,924, and we’re listed for $699,000:

We’ve seen some comps recently which may give some guidance, but all are a fair distance away.

We’ll be having open house this weekend, 12-3 pm, so come by for a look!
Leave your guess of the eventual sales price in the comment section, and the closest will four tickets near the visitors dugout.
I don’t have season tickets, but a great friend helped me out. The contest winner will be able to choose one game with either the Marlins, Cubs, Reds, Cardinals, Rockies, or Giants. If one of those is your favorite team, you’d enjoy these seats overlooking the visitor’s dugout, plus the visiting-team’s owner seats are right in front of you.
This is from Opening Night, taken from the seats – Stan Kastens, president of the Dodgers, is the bald guy at the bottom-right with the rest of Dodger ownership:

Turnkey modern style – $762k
Love it – and from a previous winner too. I’m rooting for you Dave!
Great site/blog. I’ve seen some crazy stuff going on in Encinitas with respect to negotiated price — don’t necessarily agree. Proximity to school is a plus to many, the house is nicely updated, and backyard looks good. Let’s go with $709k. Good luck with the open house.
JtR: Not that it will have any bearing on my astute guess, but was this a flip or were the updates done by owner/occupiers? Nicely done. The turn-key, clean, modern updates will certainly get hearts racing for a couple with school-age children – especially if they pulled some Cat-5 wire throughout.
Move-uppers. They did the flooring, paint, kitchen and baths.
Cable outlet in kitchen!
Here is the old listing from when they bought it in Jan. 2009:

Well this neighborhood sure does look a lot classier than when I was a Flora Vista Falcon 25 years ago. How about $734k.
Nice neighborhood, great schools, single-story. I’m going $715K.
I am feeling 725k!
Good luck this weekend! $740K
$725,000.
Will be family with elementary school kid(s).
I assume that flooring is hardwood and not a laminate?
R those ikea kitchen cabinets?
Bathrooms look decent. Looks like new tile, vanities and counter tops, sinks and lighting.
looks like they worked on this awhile getting it ready to sell.
729,900.00
It is the engineered-hardwood-looking stuff that may be laminate and Ikea cabinets in kitchen.
My theory: on day 2 you have three offers, one at list and two slightly under, two counter and it sells 5% over so 733k. Of course only one of the two will really go up on the counter, so they’re just bidding themselves up.
Also, to avgjoe, Ikea cabinets hold up far better than I’d ever have expected (and this sure looks ikea). I redid my old kitchen with Ikea (nearly identical to this) and it turned out great – and only took a couple weekends. Same price as pre-built Lowes/Home Depot, but much better quality. I was surprised. Main caveat: you need to oil the butcher block every few months, and you have to be extremely careful not to set things on it (rust, hot pans, etc). I love how it looks (IMO better than granite) but jt’s nice to take a pan off the stove and set it on granite.
$735K takes it.
Nice house and nice location
I am going with 703K, It’s a nice place.
Nice looking Pad. I am thinking $705K.
Beautiful, I love modern. My thought is $711,000.
My guess is $701,899.
It’s nice, but small with bare backyard and cheaper upgrades. My guess would be $705,001. (If it wasn’t listed with the JtR bonus, I would say $680k.)
$752K People will go that high just to be done.
$718,000. Nice house!
Your nose doesn’t look as big.
$725,900.00
Big ol’ jet air-liner!!! I will go with 747k.
Let’s go with $725,300
$707,500.
Great little house, super location for the K-6 set, great school, nice family community. This one is going to get snatched right quick.
someone drives a hard bargain at 695
I’m going with $716k. Nice, modern upgrades and close to a school, but that won’t mean much to the older couples usually willing to pay more for single story. I think it sells to a younger family.
We’ll take the cubs!
$738,500. Im sure handful of offers already.
I’ll go with 749K.
$718,001. With a tip of the hat to Bob Barker.
I think this will go for $719,900.
$738,002 for me…
Giant tickets please. $737,000 should do it.
Based on my limited knowledge of the Encinitas area, $722K.
$820K is my guess.
I think you will get that up to $719,500. Good luck
$729,900. See, now here’s what I was talking about. I would much rather have this house and $400k in my pocket than live in CV.
My estimate would be $703,525
Nice house…would be 1.4M in the walking district in Cardiff. My guess= 723,500
Feeling $720,000 . . .
$729,525! I’ll take the Rockies as my son’s in Boulder and his birthday’s coming up. With a check, homemade chocolate chippers and four Padres/Rockies tickets, he’ll be thrilled!
My guess is $727,000.
and the winner is….
710,500
JtR, I’ve pretty lately but have been trying to keep up with the blog. Not much time to comment as I’m usually reading a few days later.
My guess is $708,500
$724,900 is my guesstimate..
and the real winner is
$737,200
I’m late to the blog party here but never miss a baseball ticket chance with JTR. Gotta go high at $742. Might stop by and say hey today Jim at your open house.
JtR: $747,601.
I’m thinking the bidding war will end at $719,500.
Best of luck!
$751,000 Cash. Maybe more if it is on the regular route of an ice cream truck.
I’d say offers should come in around 680K. 1760 Hilltop is on the market for 650 but not as big or as well updated. A multi- offer scenario may push price to $709500. Best and final guess 709500.
$721,000 (’cause my very slightly lower numbers were already taken).
$743,000 or bust! Less than 7% over list.
Nice looking house! I’ll go with $711,500
Sharp house! $745,000 is my guess.
Last guess, we are close.
Guessing a 2-3% haircut. $685,000
