I’ll find someone to buy my $2,295,000 listing in La Costa Oaks, and it could be the last LCO listing of the year. It will mean that LCO sellers will be expecting at least $2-something in the 2023 selling season, which won’t feel like prices dropped much while buyers were on vacation.

The first house mentioned in this video is linked here. The LCV home was listed for $1,695,000 and closed for $2,000,000 for a 2,438sf tract house built in 2000 on a 9,198sf lot. The sale closed on October 21st:

It might feel a little soft in other places, but the newer Davidson homes are always going to be popular.

A cash buyer acted quickly to snag this 1978-built one-story at the top of the hill in Old La Costa. The sales price of $1,201,500 (list was $1,048,000) and a two-week escrow was good enough for the seller, who I think was the original owner:
The City Council has already approved this project so the public discussion is over.
But it’s interesting to note that the owner of this 7.2-acre parcel – who also owns the shopping center next door – chose to re-zone the property for apartments, instead of office space. Did they figure that rents in SE Carlsbad would keep accelerating while office rents have been stagnant, at best? Or did the developer want to supplement the attendance of his family-friendly shopping center next door? Probably both.

The house across the street and a couple of doors down from my pending listing in La Costa Oaks went on the market today. I emailed the listing agent to tell her that we had 25 showings during the first weekend, and our sales price – which is higher than her list price. She appreciated the tip.
She got back to me later – she has TEN showings today!
Christmas is next week. I hope we get the day off!
