Beachy Duplex

A renovated house with an extra granny flat near the beach is a rare find:

Here are the MLS remarks:

Completely remodeled quaint beach house West of the 5 Freeway in North Leucadia, just a short walk to Ponto Beach.   The home boasts 2,111 sf with 3 bedrooms, 2 bathrooms, and a mother-in-law unit with separate entrance with an additional bathroom.  The house sits on an oversized .25 acre lot on a very quiet street.  Both the interior and exterior have just finished being completely remodeled; new kitchen and bathrooms with granite counters, new flooring and carpet throughout.

Stitches

San Diego County is charged with the responsibility of disposing of properties owned by people who have died “intestate” – a question on every real estate licensee test!

The Public Administrator (PA) administers estates of persons who die with no will or without an appropriate person to act as an administrator; protects the decedent’s property from waste, loss or theft and ensures the estate is administered according to the decedent’s wishes.

I attended one of their auctions at the convention center a few years back – this year it is smaller (only ten properties) and being held at the county offices on Ruffin Rd. on May 16th at 3:00pm.

Here is their brochure:

This belonged to Keith Manigold – it looks like he might have died in the blaze. From W.C. Varones.

Leucadia’s Nantucket

The saga of Barratt American’s Nantucket in Leucadia is winding down, and the neighbors should be pleased about how it is turning out:

1. Sales are all over $1,000,000.

2. The eyesore has gone away.

3. The low-income housing will be complete.

Here’s the story of Shea buying the property from a flipper, who bought it as an REO from Bank of America.  The first house shown, the split-level, closed for $1,400,000:

Capri Dual-Language Immersion

Under budgetary constraints, the Encinitas Union School District is considering a consolidation of its heralded dual-language immersion program which operates at both Paul Ecke and Capri Elementary schools.  Administrators propose to put all of the dual-language-program kids at Capri, and implement over several years.

From the Capri Elementary School website:

The Dual Language Immersion Program is a challenging and rigorous academic program in which Spanish is used as the primary language of instruction.  The classroom population is half English-speaking children and half Spanish speaking children.  The program implements a 90/10-immersion model in which K-1 students receive 90% of their instruction in Spanish, and 10% in English.
