Do you get the feeling that I spend a lot of time in the car?

What started seven years ago with a simple video of my first REO listing (now over 10,000 views) has now blossomed into this video tour of my latest listing in the Ranch – we’ve come a long ways baby!
Recently improved with over $80,000 in upgrades, this 4,952sf Tuscan estate on 2.11 acres in Hacienda Santa Fe has the master suite downstairs for easy living, plus four other bedrooms and den. The backyard is ideal for kids, with a huge grass area surrounding the pool with waterfall – and you can have a horse too!
We will be open Tuesday from 1-4pm – stop by.

The market isn’t high-flying enough to call it a frenzy – and buyers are passing on anything that looks like a project. Doing improvements before going on the market is the best way to go:

The highly anticipated, no-reserve auction in Rancho Santa Fe happens later today. It was on the market for $36,500,000 back in 2006 and for sale ever since – the latest list price was $22,500,000 last year.

This is the second no-reserve auction in Rancho Santa Fe by this company. The first was the gambler’s house, and it sold for $13,000,000 last month:

Some snippets from our home tour in Rancho Santa Fe today:
How is the fourth quarter rolling out?
Are sellers feeling pressured to lower their price? Are buyers stepping up?
Here are the pricing trends in our local areas:
SE Carlsbad – List and sales pricing converging should cause an active 4th quarter – unless buyers decide to wait-and-see where this is going:
Encinitas – An example of what can happen when pricing converges here, where buyers backed off starting in April. But sellers are proud, and heck, it’s only money:
Rancho Santa Fe – This is how they roll in the Ranch – put a price on it, and wait for someone to come along. It results in a meandering trend:
Carmel Valley – Stunning to see average list pricing in decline since April – but it’s been working. It keeps the sales momentum rolling:
La Jolla – List pricing took off in the beginning of 2013, but buyers cooled off for a full year before coming back around in 2014, price-wise:
